Louisville Wholesale Homes is operated by LST Properties, LLC, a Kentucky limited liability company with offices at 719 Executive Park, Louisville, KY 40207. This policy explains what we collect when you use this website, why we collect it, and what you can do about it. If anything here is unclear, call us at (502) 586-2702 and ask.

1. Information you give us

• Account information. Your name, email address, phone number and password when you create a buyer account.
• Buyer profile. Optional details about how you invest, such as your price range, the areas and property types you buy, your financing method, your purchase volume and your company name.
• Messages. Anything you send through our contact form, a property inquiry, a showing request or an offer, including the content of the message itself.
• Consent records. When you check a consent box, we store the exact wording you agreed to, the date and time, and the IP address it came from.

2. Information we collect automatically

Our servers log standard request information such as your IP address, browser type and the pages you view. We use short lived cookies for your login session, a security token that protects form submissions, and a brief message cookie that shows confirmations after you submit a form. These cookies are required for the site to work and are not used for advertising.

3. How we use your information

• To create and secure your account and keep you signed in.
• To show you full property details that are hidden from the public.
• To send deal alerts, property updates and replies to your questions.
• To schedule walkthroughs, process offers and coordinate closings.
• To match properties to the buy box you described in your buyer profile.
• To detect abuse, enforce rate limits and prevent fraudulent submissions.
• To meet our legal and recordkeeping obligations.

4. Text messages

If you give consent, we may send calls and text messages about off market deals to the phone number you provide, including messages sent with automated technology. Consent is not a condition of any purchase.

• Message frequency varies, and we send no more than 5 messages per month.
• Message and data rates may apply. Your carrier is not liable for delayed messages.
• Reply STOP to any message to opt out. Reply HELP for help.

• Mobile opt in data and consent are never shared with third parties for their own marketing purposes.

5. Email

Account and transaction emails, such as password resets and replies about a property you asked about, are part of the service. Marketing emails, including deal alerts, have an unsubscribe link in every message. Unsubscribing from deal alerts does not close your account.

6. How we share information

We do not sell your personal information. We share it only where it is needed to run the business:

• Service providers. Hosting, email delivery and our customer relationship system, each limited to what they need to perform their function for us.
• Transaction parties. When you go under contract, the title company, sellers and lenders involved in that specific transaction.
• Legal. When required by law, subpoena or court order, or to protect our rights, our property or someone's safety.
• Business transfer. If the company is sold or merged, your information may transfer with it, subject to this policy.

7. How long we keep it

We keep account records while your account is open and afterward for as long as we need them for tax, legal and transaction records. Inquiry and consent records are kept for at least four years so we can show what you agreed to and when.

8. Security

Passwords are stored as salted, iterated hashes and are never readable by us or by anyone else. Traffic to this site is encrypted in transit. No system is perfect, so please use a unique password and tell us immediately if you believe your account has been accessed by someone else.

9. Your choices

• Update your name, phone, email and buyer profile from your dashboard at any time.
• Turn deal alerts off from your dashboard or from any marketing email.
• Reply STOP to any text message to end text messages.
• Ask us to send you a copy of what we hold, correct it, or delete your account, by emailing deals@louisvillewholesalehomes.com. We may keep records we are required to keep for completed transactions.

10. Children

This site is for real estate investors and is not directed to anyone under 18. We do not knowingly collect information from children.

11. Changes to this policy

We update this page when our practices change and we revise the date at the top. Continuing to use the site after a change means you accept the updated policy.
