What does it cost to join the buyer list?

Nothing. Creating an account is free and there is no membership tier. You pay the contract price plus your own closing costs.

Do I have to pay cash?

Cash or hard money. Both work. We verify funds before closing, so have a recent proof of funds letter or a lender contact ready when you make an offer. Conventional and FHA financing do not fit these timelines.

How fast do I need to move?

Fast. Offers are usually due the next business day at noon after the walkthrough, earnest money is due within 24 hours of acceptance, and most closings run 10 to 30 days. See the full buying process.
