The buying process
Eight steps from free account to closing table
Wholesale moves faster than a retail purchase and the terms are tighter. Here is exactly what happens, in order, so nothing in the process surprises you.
-
Create your free account
Signing up takes about a minute and costs nothing. Accounts exist so we know who is walking our properties and where to send the next deal. Once you are in, every listing shows the full address, all photos, the asking price, the ARV, estimated repairs and estimated rent.
Free. No contract, no obligation to buy.
-
Find a property that fits your buy box
Filter by city, price, beds, baths and property type. Each deal page carries the numbers we used when we bought it, plus the showing window and the offer deadline. If something is missing we say so instead of guessing.
Opinions of value, rents and repairs are a courtesy, not a guarantee.
-
Walk the property
We schedule one walkthrough per property, usually about an hour, and every interested buyer walks it in that window. Bring your contractor, your tape measure and your flashlight. Properties are sold as-is, so what you see at the walkthrough is what you are buying.
One showing window per deal. Book it from the deal page.
-
Submit your offer
Offers are due the next business day at noon after the walkthrough unless the listing says otherwise. Send your number, your proof of funds or lender contact, and your closing date. You can submit an offer right from the deal page.
Price is not the only thing we look at. Certainty of closing matters.
-
We pick a buyer and sign
We call the winning buyer first, then everyone else. What you sign is an assignment of our purchase contract, which means you step into our position as the buyer and close directly with the seller at the closing table.
You are buying our contract, not a listing we found on the MLS.
-
Send earnest money within 24 hours
A non-refundable earnest money deposit of $5,000 is due within 24 hours of acceptance on your first deal with us, then $2,500 after that, once we have an established relationship. It goes to the title company, not to us. A property is not under contract until a signed contract and earnest money are received.
Non-refundable. Walk the property before you sign, not after.
-
Verify funds and finish diligence
Properties are sold for cash or hard money, with funds verified before closing. Conventional and FHA financing do not fit these timelines. Contractor bids and title review are yours to run, and we will get you access to do them.
Walk it before you sign. We will get you in the door.
-
Close and get the keys
We close at our title company, which already has the file and the seller. Most closings run 10 to 30 days, and our contracts call for 21 days or less unless we agree otherwise. Our in house closing coordinator stays on the file until it closes.

What every one of our contracts says
This block appears on every deal page as well. Read it once here so you know the shape of the deal before you walk a house.
This is an assignable contract for sale. All properties are sold as-is for cash or hard money, with funds verified before closing. A non-refundable earnest money deposit of $5,000 is required within 24 hours of acceptance on a first purchase with us, and $2,500 thereafter, with a 21 day or less closing period unless otherwise agreed. Opinions of value, rents, and repairs are provided as a courtesy and no guarantees are expressed or implied. All properties are subject to errors, omissions, prior sale, or withdrawal. A property is not under contract until a signed contract and earnest money are received.
Questions about any of it? Call or text (502) 586-2702 and we will walk you through it before you commit to anything.
Common questions
Before you make your first offer
The full library covers financing, title, deposits, timelines and what happens when a deal falls apart.
What exactly is an assignment of contract?
We put a house under contract with the seller at a price we negotiated. When you buy from us, we assign that contract to you for the price shown plus our assignment fee, which is already built into the asking price. You close directly with the seller at the title company and the deed goes from the seller to you.
What does it cost to create an account?
Nothing. Creating an account is free and there is no membership tier. You pay the contract price plus your own closing costs.
What if I need to keep the seller in the house after closing?
Some sellers need time to move. Post possession of up to 30 days can be negotiated on a lot of our deals. Ask before you submit your offer so we can write it into the terms.
