Property and transaction terms
This notice appears on every deal page on this site. It is the short version of how we sell.
This is an assignable contract for sale. All properties are sold as-is for cash or hard money, with funds verified before closing. A non-refundable earnest money deposit of $5,000 is required within 24 hours of acceptance on a first purchase with us, and $2,500 thereafter, with a 21 day or less closing period unless otherwise agreed. Opinions of value, rents, and repairs are provided as a courtesy and no guarantees are expressed or implied. All properties are subject to errors, omissions, prior sale, or withdrawal. A property is not under contract until a signed contract and earnest money are received.

We are a principal, not your broker
We buy and sell real property for our own account. When we market a property we either own it or hold it under a purchase contract that we intend to assign. We are not acting as your real estate broker or agent, we do not represent you, and we do not owe you agency duties. Our interest in every transaction is our own. If you want representation, hire your own licensed agent or attorney.
Estimates are estimates
After repair values, repair estimates, rent estimates, projected spreads, square footage, bed and bath counts, year built, lot size and condition notes are provided as a courtesy and are not guaranteed. They come from public records, seller statements, our own walkthroughs and third party data, any of which can be wrong or out of date. Buyers are responsible for their own independent inspections and due diligence.
Availability
All properties are subject to errors, omissions, prior sale or withdrawal at any time without notice. Sold and pending properties remain visible on this site as a record of what has traded. Where a sold property is shown, the figure displayed is the asking price at the time it was marketed, not the final sale price.
No results are promised
Real estate investing carries risk, including the risk of loss. Past projects, past spreads and the experience of other buyers are not a prediction of your results. Nothing on this site is a promise of profit, appreciation, rent or occupancy.

We do business in accordance with the federal Fair Housing Act and applicable Kentucky and Indiana fair housing law. We do not discriminate on the basis of race, color, religion, sex, handicap, familial status or national origin.
