Our story
We started by solving one seller's problem
LST Properties, LLC has been buying houses in Louisville since 2013. The business started the way most of them do, with one homeowner who needed to sell quickly and could not go the traditional route. Foreclosure, an inherited property two states away, a rental that had stopped making sense, a divorce with a mortgage attached to it. Those calls still make up most of our week.
500+ transactions later, the model has not changed. We talk to the seller, we agree on a price and a timeline that works for them, and we put the house under contract. Some of those houses we renovate and keep. Many of them belong with a local investor who is better positioned to do the work, and that is where this site comes in.
Louisville Wholesale Homes exists so our buyer list is not a mass email with a blurry photo attached. Every deal is posted with the address, the photos and the numbers we used ourselves, and the people on this list see it before anything reaches the open market.
LST Properties, LLC is part of the CAPventure family of companies. We are based in Louisville, we buy in Kentucky and Indiana, and our team lives in the same market you are investing in.

We buy the houses ourselves
Every property on this site is a contract we hold. There is no middle layer between you and the seller, and nobody is marketing a deal they do not control.
The numbers come first
Asking price, ARV, estimated repairs and estimated rent sit at the top of every deal page. If we do not have a number we leave it out instead of filling the gap with a guess.
Team first, always
Acquisitions, dispositions, transaction coordination and closing support are separate people here. You are not waiting on one person with a cell phone to get your file to the table.
