This is an assignable contract for sale. All properties are sold as-is for cash or hard money, with funds verified before closing. A non-refundable earnest money deposit of $5,000 is required within 24 hours of acceptance on a first purchase with us, and $2,500 thereafter, with a 21 day or less closing period unless otherwise agreed. Opinions of value, rents, and repairs are provided as a courtesy and no guarantees are expressed or implied. All properties are subject to errors, omissions, prior sale, or withdrawal. A property is not under contract until a signed contract and earnest money are received.

Questions buyers ask on this deal

What do I have to do to lock this one in?

Send an offer through this page or call us. Once we agree on price and terms we send the assignment contract, and the property is locked when the signed contract and the earnest money deposit are both in. Nothing is held on a handshake.

Can I walk the property before I commit?

Yes. We run one walkthrough window per deal so every buyer sees it under the same conditions. Book it from this page and we will confirm a time.

Why are there no repair or ARV estimates on this one?

Because we would rather hand you facts than opinions. We publish the photos, the condition of the major systems and the scope of work, and you price the job with your own crew at your own numbers. Where we do give an opinion of value or of repairs it is a courtesy, and it is never a substitute for your own inspection.
